Gonogo: The Affordable Housing Development Game

Curious about the affordable housing development process? Gonogo is a simulation workshop that emulates the early stages of an affordable housing development project. Explore different project roles, housing scenarios, and challenges with the goal of completing your own project concept and feasibility study. May the most feasible project win!

This workshop is ideal for teams working in the community housing sector, private housing sector, students, Boards of Directors, advocacy groups (including provincial associations) and other organizations who support the creation of affordable housing (policy-makers, lenders, funders, or other development professionals).

Gonogo Learning Objectives:

  • Understand the early stages of development and critical development activities;
  • Become familiar with the essential components of a feasibility study;
  • Grasp the “juggling act” of affordable housing development: balancing mission-focused goals, government regulations and market trends, while securing land, capital and capacity.

Key workshop details:

  • Gonogo is delivered in-person and offered nation-wide.
  • The workshop can be requested at any time. In the past, Gonogo has been offered at national and provincial conferences, during network launches, for municipal departments, and more. It is often coupled with AHD 101.
  • The workshop lasts ~3 hours and can take up to 5 hours.
  • Requests for this workshop are done per organization. The workshop can adjust for between 15 and 50 participants. The organization must confirm the number of participants with the Cahdco team in advance.

Affordable Housing Development 101 (AHD 101)

A primer that covers the fundamentals of affordable housing development at a high-level. This workshop is ideal for teams working in the community housing sector, private housing sector, students, Boards of Directors, advocacy groups (including provincial associations) and other organizations who support the creation of affordable housing (policy-makers, lenders, funders, or other development professionals).

 

Key topics covered in the workshop:

  • The housing continuum and who lives in affordable housing;
  • The interpretations of affordability;
  • Types of housing projects and their benefits and challenges;
  • The “three-legged stool”;
  • And more.

Key details about the workshop:

  • This workshop is available for in-person or virtual delivery.
  • This workshop is a Powerpoint-style presentation and discussion. The duration is flexible but typically lasts for 1 hour.
  • The workshop can be requested at any time. In the past, AHD 101 has been offered at national and provincial conferences, during network launches, for municipal departments, and more. It is often coupled with Gonogo.
  • Requests for this workshop are done per organization. Organizations can enroll as many participants as desired without additional charge.

Visioning Session

A workshop that enables Boards of Directors, staff teams and/or stakeholders to determine their goals, priorities, mission, vision and values for an affordable housing project. During this session, Cahdco staff walk organizations through exercises to answer questions and consolidate ideas so that organizations can take their first tangible steps towards development.

Key objectives of the workshop:

  • Establishing priorities;
  • Identifying things to avoid;
  • Creating lists of wants and needs;
  • Determining the project concept of an affordable housing project (such as unit mix and size);
  • Defining project success.

Key details about the workshop:

  • This workshop is available for in-person or virtual delivery.
  • This workshop is a Powerpoint-style presentation about essential concepts and discussion. The duration is flexible but ideally lasts 2-4 hours, depending on the needs and goals of the workshop.
  • The workshop can be requested at any time.
  • Requests for this workshop are done per organization. Organizations can enroll as many participants as desired without additional charge.

Proforma Training

A workshop training that covers the financial basics of affordable housing development and takes a deep dive into proforma scenarios using Cahdco’s proforma template. The workshop explores the different tools and tactics that can be integrated into a proforma to close funding gaps.

This workshop is ideal for teams working directly in the community housing sector and/or private housing sector.

 

Key topics covered in the workshop:

  • The balancing act between mission-focused goals, government regulations and market trends;
  • Financial basics: Capital and operating budgets, NOI, DCR;
  • Strategies to decrease costs and increase funding;
  • An overview of the different components of the Cahdco proforma and how they are interrelated;
  • A live investigation with participants about how to make a hypothetical project financially viable using the proforma.

  • This workshop is available for in-person or virtual delivery.
  • This workshop is a Powerpoint-style presentation and live discussion supported by Excel. The duration is flexible but typically lasts for 2 hours.
  • The workshop can be requested at any time.
