Bell Hall
The Bell Hall project in North Grenville is a retrofit project that will be turning the former Kemptville Campus dorms into 60 units of affordable rental for seniors and veterans.
Sustainability is a top priority and the renovation will preserve the embodied carbon of a longstanding concrete building rather than opting for full demolition, which would have a significant environmental impact. The goal is to minimize the building’s carbon footprint—both during construction and in future operations—by exceeding standard energy efficiency requirements.
This property will dedicate 50% of its units to seniors and veterans—two priority groups under the National Housing Strategy—addressing a critical need in North Grenville and across Canada. Renovations will include shared amenity spaces such as a meeting room, kitchen, and flex space to foster community, along with seating areas on each floor to encourage social interaction. With support from the United Counties of Leeds and Grenville, the development will add 20 new Rent-Geared-to-Income (RGI) Rent Supplement units, making up one-third of the building and significantly expanding the municipality’s affordable housing stock.
Accessibility upgrades will include two new elevators, wider hallways, and improved ramps. The project will feature 19 fully accessible units, ensuring an inclusive and supportive living environment. Residents will also have direct access to over 500 acres of municipally owned greenspace.
