In the heart of Ottawa, a transformative initiative is taking shape, the Salus 56 Capilano Affordable Supportive Housing Project. Owned and operated by Ottawa Salus, this innovative development is set to provide 54 affordable supportive housing units designed specifically to support older adults living with serious mental illness and other concurrent challenges such as addictions, homelessness, and cycles of hospitalization in the community.
Premature ageing, experienced by this group of people, results from time spent in hospital or on the street, often with substance use, limited access to health care and nutrition, personal hygiene, and an elevated threat of violence. By the time they reach their mid-forties, these adults have aged faster than most and are experiencing health problems similar to people in their sixties and seventies. In short, they are physically older than their chronological age. For these individuals, opportunities for aging in place with dignity and independence are virtually non-existent in one of Canada’s wealthiest cities. Ottawa Salus has the people, programs, plans and with Salus Capilano, the building to help.
With construction progressing steadily, the project is a beacon of hope for those in need of safe affordable, supportive and stable housing. This project will be Canada’s first housing Community of Care for older adults with a history of mental health challenges.
A Community-Driven Initiative
The Salus 56 Capilano project is a collaborative effort between Ottawa Salus, Cahdco, CSV Architects, McDonald Brothers Construction, and other partners. This initiative is more than just a housing development; it represents a commitment to improving the lives of individuals who require stable, supportive environments to thrive.
Located at 56 Capilano Drive, this four-story building will feature:
- 54 self-contained studio apartments
- Eight fully wheelchair-accessible units
- A tenant resource center
- Office space and shared amenities
- Sustainable energy solutions, including photovoltaic (PV) panels
The project aims to address the growing need for affordable and supportive housing in Ottawa, providing residents with not just a place to live but also access to essential services that promote well-being and independence.
Project Progress
As of early 2025, the construction of Salus 56 Capilano is more than halfway complete. Recent updates include:
- Completion of structural steel work, exterior wall framing, and roof installation
- Progress in electrical and plumbing systems
- Installation of windows and exterior finishes
- Preparation for interior drywalling and flooring






Sustainability at the Core
One of the standout features of this development is its focus on sustainability. The inclusion of PV panels is expected to significantly reduce energy costs while promoting environmental responsibility.
Funding and Support
The Salus 56 Capilano project is made possible through a combination of funding sources, including:
- Canada Mortgage and Housing Corporation (CMHC): Rapid Housing Initiative (RHI) and additional capital grants
- City of Ottawa: Development charges and planning fee waivers
- Enbridge: Energy savings grant (Savings by Design)
- Federal and provincial contributions
- Fundraising
These funds ensure that construction progresses smoothly while keeping the units truly affordable for residents in need.
