KDS Village Expansion

KDS built a mixed-income 58-unit affordable housing development for seniors as an addition to its existing 70-unit building at 567 Cambridge Street South. This enabled KDS to expand its mandate by co-locating seniors support services on the lower ground-floor. The project aims to address aging in place and facilitates independent living in an established downtown neighbourhood. Through partnerships, KDS aims to provide health support services for residents through recreational programs and health clinics. All units are visitable, 17% of the units are barrier free, and 28% of units will be adaptable to meet mobility needs to allow for aging in place.

KDS and the project team achieved LEED Platinum certification for the expansion at KDS Village, a target very few multi-unit residential buildings have attained. As-built energy modelling confirms 23.9% annual energy savings and 26.1% annual carbon emissions savings compared to the Ontario Building Code SB-10 requirements. Key features contributing to these achievements include: high efficiency (86%) ERV; improved building envelope performance; improved boiler, hot water, and cooling efficiency; native landscape plantings; and tenant education.
