FORWARD FAMILY SHELTER
Mechanicsville
Currently under construction, CCOC’s Forward Family Shelter is a 49 unit, family-oriented, affordable housing apartment building on the former Forward Family Shelter site. The development is “mixed-income” housing and includes CMHC Average Market Rent rates, Below Market rates, and ODSP shelter rates. The development is designed to the environmentally efficient Passive House standard, which will reduce tenants’ utility costs. The development will feature seven parking spaces, 49 bicycle parking spots, as well as dedicated green space for tenants to enjoy. A laundry room will be in the building.
CCOC has harnessed a strong team of consultants, including Cahdco for project management, Figurr Architects Collective as the architect, and MBC Inc as the construction manager.

Toolbox+
Not Applicable
The Toolbox+ Program was Cahdco’s response to the Canada Mortgage and Housing Corporation (CMHC): Housing Supply Challenge (HSC). Cahdco is a final funding recipient and Toolbox+ successfully launched in January 2023.
There is a lack of development capacity in the non-profit and co-operative sector to meet the need for affordable housing in Canada. Specifically, pre-development activities such as securing sources of funding or financing, identifying project partners, and developing a financially viable concept can be major barriers. The Toolbox+ hopes to be the solution for this gap. Toolbox+ consists of two programs that will administer different types of learning opportunities depending on the needs of the participant organization: The Blueprints Program and The Foundations Program.
The Blueprints Program
The Blueprints program is intended for organizations that are early in the development process and primarily interested in learning and gaining knowledge of development activities.
The Foundations Program
The Foundations program is for organizations that have experience with development and are interested in building upon these skills to increase their in-house capacity and sell development services to others. Each participant will be paired with a mentor organization. A goal of the Foundations program is for participants to begin development activities and create affordable housing units.
